¶ BER Certificate

The BER scale
Figure 1 below shows the BER scale as it appears on the BER certificate. The BER chevron denotes the rating achieved and where it sits on the scale. The table details the range of each band in the BER scale. The scale stretches from A which is, theoretically, negative infinity to G, which is greater than 375 kWh/m2/yr. The rating bands for A, B, & C, are in increments of 75 kWh/m2/yr, and increments thereafter are of 50 kWh/m2/yr.
A0 is used to indicate whether a dwelling is a Zero Emissions Building (ZEB) or not.

¶ BER Certificate
The BER certificate which was updated on the 24th of May 2026 contains much more information than the previous version and it now a three-page document. Pages 1 & 2 contain the detailed information required by the directive, and page 3 contains explanatory notes on the information in pages 1 & 2. Figures 2 & 3 detail the information available on the BER certificate.

Advisory Report
The BER Advisory Report accompanies the BER certificate. It provides guidance to homeowners and prospective buyers about upgrades that could improve the BER rating of the property. Recommendations in the advisory report are based on inputs to DEAP.
As BER assessors generate advisory reports using the advisory report builder within the DEAP software, the publication of a BER certificate is not possible within the system until the advisory report requirements are completed.

Dwelling Report
The DEAP software produces a dwelling report in PDF format within the software itself. This report is a summary of all the dwelling details, inputs, and outputs, relevant to the dwelling.

Part L Report
The DEAP software can also generate a Part L report in PDF format. It will produce a report based on the building regulations selected by the BER Assessor in the survey details tab of the software.
